Plot

In the glitzy, high-stakes world of Los Angeles real estate, Jack Woodman (James Jurdi) is a hotshot broker who seems to have it all. Blessed with slick charm and an uncanny knack for closing deals, he's riding the crest of L.A.'s property wave. However, his seemingly perfect world comes crashing down when his insatiable greed lands him in a shady deal. Craftily framed by the menacing, drug-addled son of real estate tycoon Ron Glass (Burt Reynolds), Jack finds himself ousted from the elite broker firm R.E.G. and the owner of a dilapidated apartment slum. Fast forward a year, the humiliated Jack gets a shot at redemption when enigmatic power player Frank Hunter (Rob Lowe) and his enticing wife Lana (Jessica Clark) approach him with a covert proposition. Their task: to quietly market and sell their luxurious Malibu villa. What Jack doesn't know is that this seemingly straightforward job is just the beginning of a tangled web of deceit. As the plot unfolds, Jack finds himself plunged into a whirlwind of double-crossing, infidelity, and deadly encounters.
